Review. I read your submission and assess what your building may need, drawing on 30 years of experience with historic structures across Iowa and the Midwest.

Recommended Next Steps. I reply with initial thoughts and a recommended path forward:

• A triage memo, if you need a preliminary assessment of what your building requires, and which service is the right fit.

• A feasibility consultation if you need a focused, on-site walk-through to identify major risks and determine whether a full conditions survey or Historic Structure Report is warranted.

• A phone call if your situation would benefit from a direct conversation before any written work begins.

Proposal. If we agree on a scope, I follow up with a written proposal outlining deliverables, timeline, and fee. No obligation until you approve.

No pressure. No jargon. If your project falls outside my expertise, I'll tell you — and point you toward the right resource when I can.
